Painting a rental is a different calculation to painting the home you live in. You are not optimising for personal taste, you are optimising for how the unit shows to prospective tenants, how quickly it can be turned around, and how few times you have to repaint it over the next several years.
Go one sheen shinier
This is the highest-value decision in the whole job. A flat wall in a rental looks good for exactly one tenancy and then has to be repainted, because flat paint cannot be cleaned. An eggshell or satin wall can be washed down between tenants, which often turns a full repaint into a touch-up. The extra cost per gallon is trivial against the labour saved at the next turnover.
Standardise your colours across the portfolio
If you own more than one unit, use the same wall colour, the same trim colour and the same sheens in all of them. The benefits compound: you can keep touch-up paint on hand, a repair in one unit uses the same product as any other, and your painter does not need to re-sample every time. It also makes turnovers dramatically faster because there is no colour decision to make.
A warm neutral on walls and a semi-gloss white on trim is the default for good reason. It shows well in listing photos, it does not fight with any tenant furniture, and it is easy to match.
Do not over-improve
A rental does not need a level 5 wall finish or a hand-glazed accent wall. It needs walls that are clean, sound and neutral. Spending on durability is worth it. Spending on refinement is generally not recovered in rent.
Flips are a slightly different problem
For a flip, the audience is a buyer rather than a tenant, and the listing photos matter enormously. Here it is worth putting more into the finish quality on the spaces that carry the photos: the entry, the main living area and the kitchen. Fresh white trim is one of the highest-return items in the whole budget because tired trim undercuts everything else in the frame.
Plan around the turnover date, not the weather
Rental work is scheduled by handover dates rather than by season, which in practice means summer is the busiest window for student and family lets. Tell us the date at the estimate. If we cannot hit it, we will tell you then rather than let you discover it the week before.
Cabinet refinishing is usually the best value upgrade
If a unit has dated but structurally sound kitchen cabinets, refinishing them changes how the whole property shows for a fraction of what replacement costs. On a flip in particular it is often the single most cost-effective visual improvement available.
