Water is what destroys the outside of a house, and winter is when water gets the most help. Freeze-thaw cycles expand anything that has soaked in, gaps open a little further each year, and the damage that was cosmetic in October is structural by March. A slow walk around the house in early fall is the cheapest maintenance you will ever do.

Start with the caulk lines

Look at every joint where two things meet: window trim against siding, door casings, corner boards, and where siding butts against another piece of siding. Caulk fails by shrinking, cracking or pulling away from one side. A gap you can slide a fingernail into is a route for water to get behind the paint and push it off from behind.

This is the single highest-value thing to fix before winter, and it is cheap compared with what it prevents.

Check the horizontal surfaces

Water sits on horizontal surfaces and runs off vertical ones, so window sills, the tops of trim boards, porch rails and step treads always fail first. If paint is lifting anywhere, it will be there. Press gently on any sill that looks discoloured. If it feels soft or spongy, you have rot rather than a paint problem and it needs a carpenter before it needs a painter.

Look up at the soffits and fascia

  • Peeling or flaking paint on the fascia board behind the gutter
  • Staining on the soffit, which usually means the gutter is overflowing
  • Any gap where the soffit meets the wall, which is an invitation to wasps and squirrels
  • Sagging, which is a sign of trapped moisture

Test for chalking

Run your palm down a sunny elevation. A fine powder on your hand means the paint binder has broken down under UV. Chalking is not urgent on its own, but it does mean the coating is at the end of its protective life and no longer sealing the substrate.

Check the bottom course and anything near the ground

Siding within a foot of the ground takes splash-back every time it rains. Look for swelling, dark staining and soft spots. Also check anywhere a shrub is touching the house, because plant contact holds moisture against the siding constantly and causes failure in a localised patch.

Why fixing it in fall matters

Once overnight temperatures drop below the minimum for exterior coatings, the window closes until spring. Anything you find in October can usually still be dealt with. The same list found in January waits four months, through the exact season that makes it worse. If you are unsure what you are looking at, send us photos and we will tell you whether it is urgent.
